These notes apply to all stays at Swallow's Cottage, The Round House and Woodside Cottage.
All bookings are provisional until confirmed by Pools in the Peaks. We cannot accept more than the maximum number of guests shown for each cottage: four at Swallow's Cottage, five at The Round House and four at Woodside Cottage. If the size of your party changes after booking, please tell us before you arrive. Access to the cottages is from 3pm on the day of arrival, with departure by 10am. Bookings are for residential holiday purposes only; no commercial activity may take place at the cottages. Keys and directions are confirmed once your final payment is received.
A deposit of 30% secures your booking, and we will confirm the booking in writing once it is received. The balance is due 30 days before arrival. Bookings made within 30 days of arrival are payable in full at the time of booking.
We are not VAT registered, so no VAT is charged on the price of your holiday.
If you need to cancel, please tell us immediately and in writing (email is fine); we can only act on cancellations received this way. Refunds follow the notice given before arrival: more than 30 days, a full refund; 14 to 29 days, 50%; fewer than 14 days, no refund.
Please tell us about any loss, breakage or damage so we can repair or replace things before the next guests. We would only look to recover a cost where the repair or replacement exceeds £50.
For larger parties taking both Rowsley cottages, we reserve the right to take a returnable deposit against damage. If any furniture or equipment is moved between the two cottages, please return it to its rightful place before you leave.
Each cottage is thoroughly cleaned between lets and the beds made up ready. We ask that you leave the cottage broadly as you found it.
One small, well-behaved dog is welcome at Swallow's Cottage only, by prior arrangement, at £35 per stay. No dogs at The Round House or Woodside Cottage. Dogs should not be left unattended in the cottage, are asked to stay out of the bedrooms, and any mess in the gardens must be cleaned up immediately.
Smoking is not permitted in any of the cottages.
Heating and electricity are included in the price, together with a first basket of logs for the woodburner where there is one (further baskets £5 each). All bed linen (except cot linen) and towels are provided, including swimming towels. For stays of two weeks, a change of bed linen and a mid-stay clean are available at a convenient time.

Minimum stays are 2 nights at Swallow's Cottage and 3 nights at The Round House and Woodside Cottage, rising to 4 nights over Christmas and New Year at all three.
There is parking at all three cottages.
Fireworks are not allowed at any of the cottages, to avoid upsetting local livestock.
